Resident Responsibilities
Maintaining a home takes teamwork, and we've got your back! Here's what you handle, and what we take care of.
Core Maintenance Duties
- Report maintenance issues promptly via the online system
- Change light bulbs as needed
- Replace HVAC air filters monthly and thermostat batteries
- Clear minor drain clogs in sinks and toilets
- Replace damaged toilet seats
- Reset electrical breakers and GFCI switches
- Arrange locksmith assistance during lockouts
Pest & Health Management
- Maintain ongoing pest control to keep your living space free of unwanted pests
- Replace smoke detector batteries every six months
- Prevent hazardous conditions on premises
Exterior & Landscape Care
- Keep walkways, walls, fences, mailboxes, and driveways clear of debris, mold, or mildew
- Remove pet waste from yard areas
- Mow lawn (unless included in lease)
- Maintain landscaping: mulch flowerbeds, remove weeds, trim trees and hedges
- Maintain gutters (first-floor only)

General Housekeeping
- Keep interior and exterior clean and tidy
- Dispose of waste properly and follow recycling guidelines
- Adhere to any community guidelines or regulations including HOA rules and noise restrictions

While you handle daily upkeep, we take care of the major repairs and structural maintenance:
- Major HVAC repairs and replacements
- Plumbing issues beyond minor clogs
- Electrical system repairs
- Structural and roof repairs
- Appliance repairs (landlord-provided appliances)
